second motion made seconded all those in favor I opposed we get our update from our executive director thank you chairman long uh a few things for you all tonight um Human Resources uh we hired another plumber uh which is scheduled to start next week uh that puts us at 3: which is where we were previously so now we have uh or we'll have a full compliment of plumbers the Housing Authority is also participating with uh Diamond Regional with their Co-op program we currently have one student plumber that's on for two weeks and after the holidays we're going to get one to two additional plumbers maybe an electrician and maybe some clerical staff the students that are in that program at Diamond so um we've never done this before um so I'm glad that we're finally uh participating in this with the local high school and um just a win-win we also hired another uh clerk for our Management Department um to fill a vacancy due to uh a promotion [Music] under resident services um our chis Christmas parties are ongoing at all our elderly high-rise buildings uh Joey D Sila and the uh resident services department does that every year uh so that's uh a nice time for our residents to enjoy um we also through a grant under a state program the resident service coordinator program they allow uh x amount of dollars for the purchase of winter coats and gloves to be distributed to our uh family residents on the state side so um that's a nice thing that we're we're able to do and help some of the families in need uh under our Management Department we've installed if you look to your right these electronic monitors um through a grant that we got through representative um Carol Fiola and it's a way of keeping our residents updated on on various uh programs whether it be Christmas parties whether it be uh inspection notices npire inspections uh health clinics that are put on by some of our outside Partners so it's just uh a more modern and efficient way uh to get notices out there than just uh putting a flyer in in the door so um we've got that uh last month attorney souer and myself were invited by a few uh City councilors to attend the uh committee on finance to give them uh an update on the wupa heights uh situation um as you may or may not know there were some articles in the paper uh on the radio um with the uh unfortunate circumstances now in the affordable housing uh Market out there this has risen to the top so we were invited and um we accepted and um we were able to uh attorney Souza put together a timeline of events from over 20 years ago to where we're at now uh we weren't able to um discuss much because we're currently in litigation uh with that uh location with wupa Heights along with the city of Fall River so we did want to be fully transparent um give them and share any information we could with the council with the citizens that were in attendance and anybody watching um so we did that uh that was um last uh I will also be starting um contract negotiations uh with the uh V uh various collective bargaining uh units we're starting tomorrow with Unit B and then uh proceeding to Unit C so that will be uh beginning tomorrow and as we progress I will uh keep you all informed uh on that uh one last thing we had a staff member that got married uh last month and we uh sent him a nice gift so he wanted to pass on uh his thank you to the board and in the administration for the generous gift uh on his new marriage so with that that is all I have and I would like also like to wish the board and um other members of the administration and the public a merry Christmas thank you thank you thank you moving on we go to uh contract award for the elevator modernization at cartel uh five bids were received uh by by October 31st 2024 for cartel Heights contract would is being recommended to uh Keta Contracting Company in the amount of 1,434 500 uh if you have any discussion I'll uh accept a motion to accept the bid I'll make a motion to award the contract to the lowest bid of coltic contracting company for the elat modernization process project at catel Heights second motion made and seconded all those in favor I opposed moving on contract to award the boiler and Water Heater replacement at Riley Plaza six bids were received um the project scope of work consist of replacing the existing boiler and the indirect domestic water heater new highly efficient boilers water heaters accommodates 25 single family units contract after the bids were open the lowest bidder was Gana I don't know if I'm saying that right but Gana pump plumbing and heating Incorporated in the amount of [Music] $586,500 186 6,555 second motion made in second all those in favor I I opposed okay we uh have a certificate of substantial completion it's been submitted um for the boiler and domestic hot water heater replacement at cockel Heights general contactor was Fraser engineering and it was substantially completed on December 2nd I'll entertain a motion to accept the certificate of substantial completion I'll make a motion to accept the certificate of substantial completion for boiler and domestic hot water replacement at Cel former HUD now it's e o hlc it's going to take me a while to get used to that Capital movement PR plan pending the eohc approval uh recommended that we uh approve it for submission motion or approve second motion made and seconded all those in favor I I opposed permission to advertise for the HVAC modernization for the administration offices at O'Brien Apartments I'll make a motion to advertise [Music] [Music] I'm looking for approval of the uh Fall River joint tenants Council Inc appointment of executive director contract the one-year contract for Ed gangin not to exceed $25 per hour 20 hours per week I'll make a motion to approve the contract second main seconded all those in favor I opposed look for permission to advertise elevator maintenance contract permission to advertise for bids for five-year contract with two separate one-year options to renew the elevator maintenance contract except a motion to uh accept I make a motion uh to Grant permission to advertise for bids for a 5-year contract uh with two separate one-ear options for the elevator elevator maintenance contract second motion made and seconded all those in favor I I opposed looking for permission to advertise the security contract for Duan apartments and chore Bishop e Apartments we're looking for bids for 2-year security contract motion to advertise for security at the rule and Bishop ID Apartments second
