those present and are deemed acknowledged and permissible the city chter section 9-18 mandates that all mult that all multiple member bodies develop and adopt rules or policy for public comment we 50 ft of Frontage leaving the existing single family home on a lot with 58 ft of Frontage and 6,900 Square ft this actually matches what was the previous assessor map and lot numbers so basically just putting back the original line the variance U was recorded and that recording information is on the plan with that of any comments by the board [Applause] coms do I have a motion to approve I make a assessor map p-26 Lot 29 we have a rather large par for the district with a s family home 697 located in the G residential zoning District The Proposal was to subdivide this partial into two 5,000 foot each with 50 ft of Frontage that being said both partial the requirements of the G district with no variants required I recomend the endorsement of the making me happy today Mr AGA I know they 255-6960 Street assessor map l- 6 Lots 52-53 so this is a little bit more complicated but again a rather large parel of land 16,000 sare ft with an existing two family dwelling located smack in the middle of it this parcel did receive um a variance recording information is on on the plan as well this went through a process of with land court that sometimes takes a while to get through the subdivision process so the building department determined that they have acted on the variant so that what that means is that it's still valid and that allows them to continue forward um what they did was rather than get through the land court process they voluntarily withdrew the property from Land Court which is perfectly allowable but there's a Time timeline that goes along with that i' I've researched all those documents we had them all in the file um and with that said this would now create two lots on either side of this home with 50 ft of Frontage and 5,000 square ft leaving the exist in dwelling um in the Middle with 62 ft of Frontage and 6200 Square ft with that I offer that it is afforded the endorsement of an anr just a quick question what are they what is I apologize um what is this owned are they looking to do in other two family or do it just it's unknown right now um hold on let me check the variance the variance allow but I believe the variance was for okay yeah it's assessors map C1 Lots 40 and one so this is a piece of property you're all familiar with as you're driving South on Avenue where the split begins at La R Island Avenue this actually is a merger of three Parcels so they're actually removing into interior lot lines you see running across the pilz it's shown there two dash lines that labed lot lines to be removed and what they did here was they went before the zoning board of appeals proposed the merger of these homes the demolition of an existing single family dwelling that located on that lot and they will be constructing a new um auto repair and Auto Sales facility uh in accordance with the variant but what's before you tonight is the actual merger of these three smaller Parcels into one and that was a condition of the VAR because the new building would then have straddled one of these lines which you couldn't do so they need to merge them all that's what this is with that there are reported endorsement of an is it is that a oh they're going to retain the existing mul yeah okay gotta I think it's ultimately planned to be removed but for financial purposes they weren't allowed to keep and a hotel portion that a little it's all I think I said six single family six units now and if you driven by there since the variance was granted he's just about remodeled that whole building no he just they finished signing it a couple of weeks ago yeah and what's he going to now what's he going to do with the single family in the front coming down it's coming down okay and then put a new building for the the car something and Auto Sales he's over on Earl Street right now I've met him once Brian nice kid yeah I met him once and he's he's eager he's uh you know he wants to put money into it I mean it was it was completed before where where he is now he's in that little you know TI tight neighborhood he just doesn't have room to move so yeah no this would perfect where he needs it any other questions by the board do I have a
