to pass this over to rilio good morning good good morning uh given that only three members are present we require four for a quorum uh the meeting is uh technically not taking place however since one of the applicants is here we are going to allow the applicant to make their presentation um to provide the information to the board members that are present um should they wish to give uh so that they have the opportunity to uh to to review what's coming to them next month um so all of the items on the agenda will be continued to the February 13th meeting automatically um um so please expect them if you're if you're here for any of the items that are on the agenda they will be on the agenda on February 13th um so with that I'll turn it over to the applicant um this is item drb 24 1038 1265 North biscan Point Road um this is an application that previously came before the board uh in October was subsequently continued the applicant has made some several revisions and and uh so they're going to pres present their revisions for informational purposes thank you and very much appreciate the you take giving us the time to do this uh Matt amster with the LA Burke how Rell Fernandez Lin and tapenz offices at 200 South biscane Boulevard in Miami here today representing 1265 nbp LLC uh which is actually the owner and propert and and applicant which is Jan aay um uh who's here today in person um we have a design team of uh yine Edwin Pata is parking and on his way in um also Renee Gonzalez um and Andress Montero did the landscape architecture um as um reelio mentioned we were here in October and as a reminder we did do neighbor Outreach we obtained and passed into the record in October uh three letters of support uh here's those properties two to our West and one two properties over to the east uh very importantly the property that is to our East um you can almost tell in the in the picture is a new home under construction uh and in fact that home and the one under number one um both have underst stories they were recently approved by the drb and uh have gone through and are obviously um under construction so uh it is a neighborhood in transition and uh our home also has an under story uh as do both of our neighbors um when we were heard last um well back in October um we had a good discussion and we took your critiques to heart and uh took the time which is why it's been a little bit uh later to make sure that we are addressing um what was concerns about the front uh being a little too uh massive in scale uh and also address our one waiver which is uh the open space uh on the west side and we feel that we've definitely um addressed all of that concern uh you may recall here is our front facade uh the louvers were much taller um so they've been scaled down significantly um you can see even uh at the second level those are now full floor Windows when they really just used to be very thin uh ceiling Windows uh because the louvers also went much up much higher so and and this window uh system now is basically mimics what's on both sides and the rear so that the house has more uniformity uh around uh and here just to give you an idea we have things that are at different planes right the the different depths away from the front setback so you have the louvers and then behind them you have you know the front entrances for their setback those windows uh on the second level are all further set back and if you recall if you look on the left side um the the area here on the first floor is that open area it's like a a covered but open space at the first level quite large actually pushes you know the home for almost half of the front uh is much further set back in that area um and it's a little nice uh Garden area and then so the louvers now act as just a screen for what is a a first floor open space in that area uh here now you can see on the left side is what we brought in October and now you can see the significant scale down especially for those louvers uh much taller you know windows on the second floor uh and then uh here moving now to the west side of the home um there are areas that cut straight through the home on the first floor uh also we have an understory that's extensively open as required um but the biggest change that we've done here is push back uh more on the second floor and this is better viewed here um this uh sorry about that let's see this uh area in brown uh has now been much further set back uh to help again reduce the scale and massing um of the home to our our neighbor to the west which does we have shared the plans and they are in support they provided one of those letters um and all told you know this requirement is when your two-story elevation is longer than 60 ft I believe we're at 69 and change so it's not very long to begin with but we listened to the concerns and we made sure to push and change the articulations of that uh area and here again uh in a colored fashion shows you that we have you know the open areas everything that's open is in white so those are clear on through um then you have you know one massing on the first floor but then on the second floor you have the red and then further set back from the red is the yellow which is that that again about 2 and A2 foot additional setback uh for that whole area uh to make sure that we are properly articulated uh and then here and Edwin has just uh the architect has just appeared but I'll keep going uh that here we have uh just again axonometric views around of the new proposal you can definitely see you know that smaller scale up at the front and here's that west side with the that open opening through the first floor uh as I mentioned right both of the homes next to us which are under approved and under construction both have underst stories um the home actually to our West is a sloped roof and so will be pretty much the same height as us um they have a flat roof uh here uh which is just a little shorter we notably we don't have any um roof deck at all uh this Center area is just for mechanical equipment to kind of put it centrally and uh hide it and screen it from everyone and uh Edwin since you're here you need to come over and be on the microphone good morning all so the new proposal um we have taken consideration your comments and in the new proposal we try to create more permeability permeability on the facade as you see we have reduced the size of the vertical elements that includes the lubers but also the mic items of the fins that are are on the sides of the facade and on the center as well okay on the second floor H we are going to a create like a more large windows that create more per permeability and transparence to the to the elevation to the front elevation of the building uh as you see the the lubers are also reducing high and and now they also the proportion of them are also small we also increase the cence between of them so that there are more permeability to the indoor areas of that are used you know behind them um go ahead okay this is a view from the main entrance okay this is a view from the coard yeah that's inside at the ground level right the where you can it's fairly large uh open open at the front with the lbers as a screen and open on that entire side which is the East Side MH so of the use oh sorry the first floor yes we also yeah we also mean to integrate this on greenity on this Co inside card so it's also like soft the facade with the rest of the materials we also have the um some samples for the elements that we are proposing on the facade the uh the main fence on the side are proposed with a um like a concrete tester tile and the the lubers are proposed with a this metal finish okay and the rest of the house the surface are proposed with a TCO light stco that sof and make a balance between you know all the elements uh for the ceiling on the Terrace we are proposing this wood uh Clen okay for the size the driveway and the P paper walkways we have this lighter tile H finish and for the frames and all the metal elements in the facade we have this H like bronze color as well some views from the back facade right which has stayed the same but again as I was mentioning before Edwin came right those full floor windows are now you know on the front to as well as the sides and and around the rear to create a cohesion in the project which was one of the comments that was given to us last time M well this is a comparation between the before and after and then yeah we have uh the last thing is um another item that was brought up was to try to come and show in a 3D format right so we have an animated video um very short that takes you from the front and then it's going to come around uh the the opening to see at that first floor open space so you can you know get a better understanding of how that works and play it whenever you're ready yep so yeah all the front entrance area and then this is now around the side that's that first floor open space which has a clear on Corridor through the building and then that's what it looks like you know again on the inside looking towards the front of the home my so again that ends our presentation um I I know this is for informational purposes only but we just uh we hope that uh that this is uh not just going in the right direction but you know uh addresses all the concerns and happy to hear any comments that you can make and all our team are available and by the way we we do agree with the staff's conditions so assuming that everything is the same we would uh propose to just agree with everything and have no modifications next month good morning first our apologies that we not uh have a quorum today but one question that I have I think the the rendering is very nice and I think you've taken to Heart the comments uh given by this board at the previous meeting the L that you have in the front are they simply for design architectural features or are they blocking the view of something or I I know there's an open courtyard and there appears to be a railing behind those louvers for that open courtyard but what is behind the rest of the louvers for example on the right side or the left side as you look towards the home okay well the the function of the lers is not only to create some privacy but also like a a Shad in element you know that control the the the light going into through the space um on the right side we have the card that is connected also with the interior of of the house right after the the this C we have office that is also you know interconnected with the rest of the of the first floor the areas on the first floor and on the left side we have a guest bedroom okay that is also on the back of the luers we have some glazing walls okay so it's the main reason of the lure is to create that privacy but also the control of the lighting and cre some like shade on the facade like a dynamic you know between those the the the elements with you know the components that are in the facade remind me I'm not sure maybe the rest of the members on the board remember but there's there was some comment about the front entrance um right in the center was was there or am I remembering something um I think there was something concerning the elevation of the front door as to what was on top of it or the fact that it's sort of hidden with the side walls yeah saw what I recall is that there was again overall discussion of how the whole front facade would be um redesigned to create more transparency so I think there was a thought that perhap perhaps above the door there could be some transparency but what we've done is brought those the the majority of the second floor is now fulllength Windows okay and the the louvers themselves now do not block the majority of those windows so I think that is our response that uh but yeah I think you are recalling okay that maybe that was one idea have like a little window up on the top but I think that now collectively we have even more you know instead of just adding that as a little token amount of transparency we have quite a lot more in that entire front facade um can that front um picture be brought back up on the screen just so we can yeah we also try to maintain the the the high of the door since we have a double Hive inside as soon as you walk in into the the main stairs we have a a dou side so we try to keep you know that feeling as soon as you getting into the the house all right thank you mhm and I just had a question about the garage door it's just a single panel that yeah the idea is to they propos is a hydraulic system that has the same finish of the of the walls so it's like seamless uh like surface on that area I'm sorry what was the finish on the front of the garage door again no we try to have a finish that match with the stone of the on the walls on the size on the walls okay so it's like the thin channel uh well we have a couple proposal Can it can be a door it can be for itra door but it's it's optional okay okay so you haven't you haven't specified the garage door material we have some options yes you have options the system could be an hydraulic system it could be a before but the idea is to maintain the same finish that we are proposing on the S so like a simp facade and the the sides of the garage are open correct there yes yes yeah and that garage door is also it's 13 feet 7 in setback from the the required setback line so that is not co-extensive from the the first and second floor above it's pushed back another at least uh 10 ft because we have right the the the home itself is already pushed back right because those The Columns the tips of those columns are what's at the setback line and then everything starts to you know be pushed back further okay um I'll I'll say some comments too um yeah Mar I think that the the upper door thing came from me and and again like you were saying it's just a suggestion that I had when we were exploring how to make it lighter but I think I think I think that lowering the louvers and and I think especially adding on the first floor removing the louvers on that open courtyard really were really beneficial and the my prior comment is not necessary with that in my opinion um and I really I really like putting the planting behind the louers on the right side too I think that that adds a lot um if I was being critical not critical but just one common I would say is um maybe on the on the fence um I'm looking specifically at the the slide that has the 3D video but you don't have to play the video just the still um the fence for for quite a long expanse is just that concrete material and and maybe to it it gets a little heavy in my opinion so maybe they're towards the the left side we you could explore adding some louvers how you have the door and then maybe and to keep the Privacy maybe you bring that Greenery behind there too like you have up on the upper level um it just seems like a lot of concrete in a line um but otherwise thank you I think that the I I didn't have much to say at the October meeting I I I like the design originally um but I think that this is an improvement and um yeah thank you for listening to the comments yeah we will take your comments in consideration any other no
