I'm the planner and I'll be providing a brief summary of the variance request that we have this evening for review and discussion and recommendation that was 10 00:02:49.920 --> 00:03:06.000 submitted by the Hendricks family. Uh, Phil and Amy live at 4936 ThreePoints Boulevard in what I call the Three Points neighborhood. They're on a corner lot. Uh, now if I don't turn this off, this being Three Points Boulevard. Oh, 11 00:03:06.000 --> 00:03:22.720 it doesn't show up on the screen. Oh, that's interesting. Uh, so on this the road side of Three Points Boulevard is really kind of the front of their house. They also have a second front which is Crest View which is also uh an improved road but functions in general uh as a 12 00:03:22.720 --> 00:03:37.360 side setback. Uh the property includes an existing single family home. Uh it has uh gentle sloping terrain that goes from the back to the front that eventually probably drains towards the lake. Uh the Hendricks family would like 13 00:03:37.360 --> 00:03:55.680 to expand their existing upper deck uh to put on about a 10 by14 addition on the front side of the property and it's an upper deck. I hope you had an opportunity to view the property. Um the the reason for it is that you know obviously a 4- foot deck is kind of a 14 00:03:55.680 --> 00:04:10.000 challenging for full recreational amenities for a house which is nor normal and customary to include a table and chairs or or various uh typical deck type of amenities. Uh because of the existing location of the house uh and 15 00:04:10.000 --> 00:04:26.720 the existing uh 4ft walkway, the deficient uh setback is is not being met for the project. This is a corner lot and based on our corner lot requirements, a 30- foot front setback is required for the three points 16 00:04:26.720 --> 00:04:42.400 elevation and a 20 foot setback is required from Crest View. Uh we do have a a current survey that was provided by the by the Hendricks family that's showing the location uh of the proposed new deck expansion. We use our GIS 17 00:04:42.400 --> 00:04:58.080 system and we're estimating that it's about 13 to 14 ft from the three points elevation to the property line uh and about somewhat around the same for the crest view. I think one of the most important pieces of this particular 18 00:04:58.080 --> 00:05:14.000 application is that as you can see uh while the while the deck is going to be located 13 to 14 14 to 15 ft from the front property line it's going to be located about 33 feet from back of curb because three points has a has a fairly 19 00:05:14.000 --> 00:05:28.720 substantive ride ofway. Um with regards to the crest view elevation uh it's about the same. I think it's about 13 and a half as we measured it and it's it'll be located about somewhere between 17 and 18 ft from the from the property 20 00:05:28.720 --> 00:05:44.880 line abuing the curb. Uh we also uh are anticipating that the Hendricks uh family surveyor is going to be providing us precise dimensions. I don't know if that information is available, but I think the most important thing for our activities this evening is that the 21 00:05:44.880 --> 00:06:02.080 survey that we had shows the location of the 10x14 deck. And it's just a matter of the of the survey putting the dimensions on there for preciseness. But we're comfortable uh if the planning commission is comfortable uh with with moving ahead on our review. Um a couple 22 00:06:02.080 --> 00:06:18.319 things with regards to the application. As normal and customary, we routed the application for staff, department, agency. The DNR came back and commented that they do not have any comments. Uh public works also commented that uh they advised where the utilities are and that 23 00:06:18.319 --> 00:06:34.240 they'll want utility locates with regards to any future project and also the fire department provided uh recommendation that they also do not have any comments or concerns with regards to location of the deck. Uh the field officer and I met the Hendricks family about a year ago out in the field 24 00:06:34.240 --> 00:06:49.360 to kind of look at what the conditions were. Um and from staff's perspective, we feel that it's a reasonable request that the the street side deck is quite small. Um it really is kind of a lookout type of space and it it actually affords really really lovely views and 25 00:06:49.360 --> 00:07:04.720 specifically to the lake area and it seems quite reasonable to want to put on a what I would call a very standard residential deck size. It's also seems to be the appropriate area for a deck because in the back it's fairly wooded and it's also uh has some sloping uh 26 00:07:04.720 --> 00:07:22.080 type of characteristics as well. Uh staff has supported the the variance and offered findings and conditions with our recommendation. Um the Hendricks family is here so I'm sure they may have questions.
