all around and then should you don't have Mark on okay we will announce the others as they come in so calling the meeting to order and we have a guest that uh Sean odal from the West Mass area Development Corporation just to have 10 minutes or so to tell us what your company does and you know how they could potentially benefit South we've got two more coming in here beginning go ahead and announce [Music] yourself okay we got SE o Donald's going to introduce what his company does with various towns I know he's got a project with Northfield and and others take the flow sure yeah and thank you guys so much for having me um so my my name is Shan O'Donnell I'm the Community Development and planning coordinator for West Mass area development Corp um westmass is a not for-profit commercial and Industrial real estate firm but we were created by the state legislature back in the early 1960s to advance Economic Development throughout the four Western counties of of Massachusetts um historically we did a lot of the business and industrial parks uh particularly in the Greater Springfield area but up through uh Hampshire County Franklin County a little less so in Berkshire um but we have a mission to help Advance economic development through business Parks but also increasingly through um historical Redevelopment projects including our Flagship uh project right now which is the loveo Mills so we we've owned that uh property since 2012 and a combination of a lot of private investment and public grants and funding we've um been working on that steadily for a little over 10 years years uh my background is as an urban and Regional planner um but at westm I was also the facilities manager over in lllo so I've I do a lot on the planning Grant side um but also do a lot of um uh strategic planning projects for communities and and developers and right now one of our projects actually which just ended today I just sent the final report off to the town of Northfield but it was to do a business park feasibility study for the town and Northfield is a very small town less than 3,000 people and and they are looking to advance um potential site to uh really help offset the residential tax burden toward commercial growth and uh as we were doing that market analysis it was really about balancing New Economic Development and growth with the community that wants to stay rural um really I think it it benefit from its recreational resources and AGR tourism opportunities and so we as westmk come in with sometimes with subcontractors but we have a really good team of Finance people Landscape Architects myself as a planner and then folks on the construction side as well to help communities but also developers um really figure out the right financing package to make it happen but also realize uh how we can activate some of these underutilized properties uh throughout western Mass and so that was a really fun project we did a lot of community engagement with the town I think we did four U Community engagement sessions in person listening sessions really trying to understand the character of the community and what they're looking for for economic growth and then we worked with the private land owners to identify two potential sites one that's an underutilized um Barnes properties that actually has some historic structures on it and looking at some adaptive reuse of those buildings but then also a 20 acre vacant parcel along the river and then we did some conceptual site plans and so that that project report was just delivered to the town but that was about an eight-month project um but a lot of our work is uh everything from grant writing to um creative public private Partnerships to help realize some of these private development projects um bringing in public funding sources using local tools like District Improvement financing where you can help leverage future tax dollars from to make short-term public infrastructure Investments to help make those projects um possible and uh yeah so we I'm the usually the point person at westmk but um I'm kind of the the door into um a lot of really creative uh thinking staff and and um uh we try and be your One-Stop shop for for economic development projects in particular as we look at the site level and and um identify underutilized properties that could be activated can you hear me I can just it's it's a little quiet yeah um my question is how do you guys get paid you get paid by government grants do you get paid by the government Community how do you so we we operate um as a traditional consultant I think we're uh more affordable than some others that might be doing this type of work and that's in part leveraging our our non for-profit status and having a a small team um but we are also a house doctor through Mass development so if the town um or developer were to receive a grant funding through Mass development for Real Estate advisory services or technical assistance um development can bring us in as a as a consultant and and they would pay us to to do that work but um for the most part we work as a as a traditional consultant anyone else than I've got your website information here lmd development.com so we we have information we can follow up on yeah and I'm happy to send more information of materials and any um any past reports and and work that we've done um I know we so the one other piece that's the Consulting arm but we can do development work ourselves and I actually know that our CEO has been interested in some of that industrial land um on Wally way and some and potentially us taking the lead as as a developer there um but that's where I think we can also be unique compared to say another consultant um first of all we're very local we're based in Springfield but we you know are our entire staff is is within western Mass um but we so we understand the market we understand the players can bring together the the local legislators with the private developers but I think um we can be creative and and take on projects that other developers can't because um because of our nonprofit status and because of our mission to really um activate some some economic development in in in our region which helps bring some more Public Funding resources from Boston and from uh the federal level as well oh I'm sorry I can't hear it all [Music] [Music] better that's much better y I'm interested or we are particularly interested in a piece of property on Highway [Music] 57 57 in North there's joining operation at one and it's uh we feel be a great opportunity for a small shopping center a banking operation gas station convenience store and things of this nature are resident individual on the planning [Music] board sorry if I if I heard right it's it would be reuse of a a a former dairy farm former prop yeah well well the da operation milk and and it's a at a prime location on the highway we are kind of deficient in this area with expect to just availability of gas we have two options here but it's all again a major Flare from South lck and West into the Springfield area there may and our local resident May the staff has explored a lot of options but there's been no bers what could we do to reach out to you your organization to try to push along some kind of development for this yeah I think um I I hope I understand you correctly but I think um a good examp we we do reuse feasibility studies of single properties as well so um we would come in understand what the really take a close look at what the market is reach out to potential developers real real estate brokers everyone to really understand where there might be um a potential user ten of the site and then we would also um help plan uh what might be needed for infrastructure uh if it needs to be rezoned um for example if it needs uh if you're looking at multiple uses if there's certain density or dimensional requirements that need to be adjusted for the property and we we could put together an entire reuse feasibility and strategic plan for for an individual property as well there is one other piece of property in town which is a formerly a Family Dollar operation which is now they closed up shop and went away but it's a i little square footage for that piece of property but then that's already got building I mean talking about [Music] developing new buildings and property anyway I right now I just can you hear me I just wanted to introduce this resource Consulting resource develop resource informational resource and make everybody aware that it's there I don't know that we have an immediate task that we we've got but we appreciate your time explain absolutely and next time I'm I'm happy to come in person I I know will now go to the agenda and we do have a guest yeah I do have a question off of the S board meeting of two days ago there is discussion about potential new town planner position that could Encompass economic development is there any thing you can share about that so I have a background SP years know um and it's really a passion of mine I feel like planning zoning Economic Development they're all you know intertwin and they're really important for smart gr for community so when you have a master plan you have an you know you have Z so you have all of these tools that have been put together by the community to bring your town and andow the way you want to right so if I can see since IED a coups AG [Music] really have so job help to revie the help to revise the and and also get the grow of the with this you know rions of you know you have one thing that it's only the future of the Town way the town created descrition and just to get myel to understand the need for fulltime position to really Drive Community again keep in mind Crea just created land TR they think it's growing too fast so you have all the different there is a way for there is a way for B so I think it's crucial to have and I will keep they see really and they do see it just with a small community you know there is the need for a fulltime planer so I've done the research and I have at least a dozen other smallers and when I yeah I I am think that would be great great to have somebody to work on staff because as you can see here with all volunteers where people are struggling go their job getting here like you know I you to see though contact that would expand right now the is only 16 hours and so a portion [Music] development and there there are other cases where you have I don't know the assessing for is person H there's a lot ofes you know true right and that's change very difficult time continue but [Music] now if they were working with us we work few month on a couple things that we have would they work with us try to implement one of them I mean that's an area of focus the the speed limit and yeah that's I have one thing on the agenda tonight is we have 11 goals that we've put together over the last couple months these are short-term goals we want to actually get done by the end of June you know within this specific year that's one of the other examples we want to put together a promotion of South's Recreation with physical signs and and certain places back the website and also want to do a printed maap which will be distributed with the shes to various points that would be financed by Lo the businesses we do that L next year we got a Subic can blue proposal where we get businesses to compete this with with displays plants and bars out in for the business you up we're going to go through all those and assign the goal here is to assign at least three people each three or four people each one to get them done but out of those 11 goals we only scratch the CLE so we would definitely need right pretty much new my father in Serena that's improve EnV existing businesses because the idea if you make get better VI environment for existing businesses of the type you like that old PR and good example we did was create that business um which has now it's over a thousand unique users over 4,000 P which helps people be aware of they didn't know yeah that's something I would ask around how the restaurant you think have oh maybe 10 or 12 something and people say well where should we go for lunch well there's more choices than they really but that's the type of thing you're focusing on survey the towns and what they want promoting it as recreational destination it's about reaching out Beyond in the general area with some semi-permanent signs so people come the appr and see all the other things that we're um developing that as a website telling what you know all of our voting goling iic thank you all those things realiz given put them all in one place the information's out there scattered we're going to put them in both place and you know as far as going out there recruiting that that is what I'm seen is beyond our reach in the immediate time [Music] went [Music] fin I came away with chamber ofce is question honly a lot ofes and every monce a monting and small might be better and that's exactly sign Achi ACC do the things that can be done rather than to beyond that areil and plus I think when I app aonic Health grow and health involves certain amount of growth is not you have want to be that's not what they came to be in place I and it be [Music] totally a better Zone General I agree with the decision competing again the zoning was attracting that e e is there any other description that we have some ideas of using some of that promoting doing signs and promoting is Recreation site kind of branding eff Sage eff website all that in so not like roadside no these are walkup sides they're primarily at places like where we have a kiosk already both right there are four chos on the light Trail there's there's on the trail one at Grand for a couple other property and you know we will have some kind of signage there that's consistent and I think I sent you the document that shows some of the play kind of enjoy use this QR code just take your image and shows everything about all so we've got some great we've got a whole video tour bike trip it's kind of buied in in the depths of the website get it out for yeah we're going to start with some some inial steps these things through but I'm a big believer and kind of an in metalism doing the small things that you can do and then moving on next two Advantage you get them done faster and secondly if you make a misstep imped different direction [Music] that's feel this person [Music] so it's just um me [Music] something Tri that there was a big traffic assessment particular to that site particular to the to well it it it was mostly roling on that did the study [Music] they had traffic at various times anyway that's we need the the big our agenda so really appreciate them and as I say from my standpoint of I welcome I that commission so we're gonna try on pretty quickly to the agenda everybody got the minutes several weeks ago I got no revisions so I make a motion to approve minut secondment uh all in favor S no nobody opposed it's unanimous it's public publish them uh we delayed our you know we we tried to fill all positions in the commission right after was reconstituted start of the year but one we haven't done yet is the chair and I would like somebody willingly and you know voluntarily would like to get into that and also as I say somebody who willing to potentially take on the chair position you know for the next fiscal year I'll I'll be around but I like the idea of rotating position chair anybody want to come forward is potential their willingness to to serve in that before we make nomination what are you looking at me for PowerPoint and we'll let you present that thank you I I really appreciate that very so um as um we discussed There's an opportunity for us to um enhance the website with uh some information that would I think be very helpful I think we all agree would be very helpful to businesses that are considering a move into South uh so I've put together some sample language that um you know I put out and it's absolutely subject to any editorial input an improvement that anybody has but just to give us a kind of a framework of uh what I was thinking uh in terms of language um you know starting with a welcoming message that essentially says hey we're here to help you know we we we welcome you coming into to Southwick we want to help provide you with some resources we think um will assist you and um and we're you know the theme we're open for business I think we we've talked about that it's kind of consistent messaging with uh everything that um that we have really been trying to work towards uh you know over the past year or so and and certainly consistent with even things that are in uh the master plan if you go to the next slide please uh so I I think another important element to put right out front is look here's how to reach us if you want to talk to us because a lot of people would rather especially small business owners I think would rather have a conversation than try to maneuver through um you know the the bureaucracy if you will of trying to U work with a with the municipality um and even though I know we've tried to be more business friendly and there's a certainly a spirit of being business friendly in town there's nothing like a personal connection and so providing upfront the ability to just link to somebody hey we've got these these things that you know if you wan to go through the website you can connect with but if you just want to talk to somebody you just want to reach out and make that connection I mean it's all about relationships right in business and everything we do it's really about relationships so you know starting upfront saying hey we're here to help and we just need to link people to you know somebody who's going to be responsive to their inquiries or you know hearing their needs or if they've you know been having some challenges whatever it may be um just to to be able to make that that personal connection so you know I'm thinking like um having a graphic um of you know an economic development commission graphic and then um a click here icon so they can just get to that and it would link to an email and and I Al also believe in providing a phone number for somebody so if they don't want to do the email thing they could just call somebody so um making us accessible and and uh responsive I think is really important next slide okay and and we would forward those emails to you and give them you your personal phone I'm I'm glad to do that I'm glad to do that um you know on behalf of the town to be sort of the liaison with businesses that are interested in in coming in and and you know helping um you know to to to grow our our economy so glad to do that that's that's very generous so next slide so this is kind of the meat this is really where I think things um kind of you know were were Spawn from when um Pam was on the uh our group she had recommended uh linking to loopnet when we were first talking about um you know the the website and and loop Net's very valuable I mean I I use it in business all the time um as we're looking for you know potential new office locations um so it's a resource that I've used and in my professional life and I think it's very very valuable um but what what Loop net is is it's a a listing of all the properties for sale and all the properties for lease in a in a given uh town or or area it's it's it's pretty reliable I mean it's not absolutely complete but it's very very reliable if you've got agents that are on the MLS and you know using uh some of the other services it it kind of feeds into that I think that's where they they pick up their information so it's very I think very reliable it's the best source that we have it's the best source that we have of identifying locations in town that are vacant um locations that you've got not only that are vacant but that the property owner either wants to sell or lease so what you have here are two links one link is for uh properties that are for sale and the other link is properties that are for lease and if you take a look at this you know at your leisure you'll see that you know it's a pretty replete listing it's got you know how it's zoned uh the number of square feet um typically they'll put even the the the either the asking price or the the cost per square foot and some of the terms if it's a if it's a lease um offering uh so and this is where I pull when I've provided the listings in the past this is where I've pulled from uh so I think it's it is a great source it's a great you know easy to navigate very intuitive site it typically provides photos and a map of uh where the properties are located and again going back to uh some of the um details about like how it's zoned and and what potentially you could do um at that location next slide so I think a real key to being business friendly is making it easy for a potential uh business that potential you know Southwick business somebody that wants to come into town is you know where do I go for help now some of the stuff I mean it's it's easy to find on the town website but if we're going to put everything kind of in one place so it's it's literally like on stop shopping for um a business I think you know providing a link to the planning board to the building department to the board of health because quite honestly a lot of the I think the interest is in you know uh Food Service restaurants things like that so Board of Health would be an important linkage for them and then the master plan I mean everything that we're trying to work towards is you know based in the master plan so you know let's put it out there so they can look and see if they're interested in coming to town they want to see if their business might be a good fit with the town I mean it really serves it up in terms of the intent of the types of businesses that we're trying to attract in the master plan so I think putting it out there as a link for folks really makes a lot of sense next slide did you hear that Mark is asking why we wouldn't be at the top of l i I can't hear you can you can you repeat Craig Craig was asking if we should be as our EDC should be at the top of that list well if you recall we are providing yes the answer is yes we can but earlier and and I I don't know how this is actually going to lay out on the website but if depending on if it's all onone page or a scroll down or whatever um if it's a separate page yes absolutely good point but if it's a scroll down don't forget we started with hey we're here to help you know contact us you know and putting that uh right up front but I think that's a good point so we can insert that depending on again how the the pages actually get set up and laid out um that would you know be a good um contact Point um and it's okay if it's redundant it doesn't hurt I guess if it's redundant yeah so yes good suggest he good suggest we found a little Plus on the owl here can you hear us any better no I guess not all right what what I would recommend appreciate this Mark what I recommend is I will send this file to everyone after the meeting so they can you know look at a little more we can have some input although I we've got a lot on the agenda I don't want to have B down a long discussion here but what I will do is I'll go ahead and take this content and and put it on a page that you know work work up a design on the website itself it won't be published it will be live but I will work up a design that I will share at our next meeting that's perfect that's perfect thank you now just the last page sorry there's one more page and just to just to mention that I think it's important to link to um the state Economic Development commission and I didn't I purposefully did not put the and you know we we could talk about this I didn't put the um uh western Mass EDC Link in uh but we can I I kind of want to leave that to to our group um as to whether that was appropriate and and and the reason it's it's a little selfish on on behalf of the Town um as we get inquiries do we link people once we've kind of secured them to Western M we don't want you know all due respect to our neighbors uh we don't necessarily want our leads to go to the surrounding towns if somebody's going to offer a better deal so um I I reserved on that but certainly the state uh One-Stop shop uh link would would be appropriate but we could talk about that further I mean I you know what's good for western Mass I mean what's good for South what's good for western Mass and vice versa but I'm thinking about this in terms of lead generation I'd rather have the opportunity um as a group to speak with prospective businesses before we might you know turn them over to other um in all honesty com competitive um municipalities yeah I agree with you on that not only from the competitive aspect but just avoid confusion with yes things absolutely use them oh you don't you don't want us to come through us you want us to go through some other group right% 100% so I'll stop there thank you and any um feedback um that anybody has is absolutely welcome uh we've had some some good suggestions so far and uh you know look forward to to further input so thanks yeah thanks thanks Mark and you know I will let people think it through rather than have a discussion here since our our time is limited and as I was saying I'll I'll start putting this up in in the WordPress format and and maybe print it out even or put a file out there that allows people to see what it would look like in an actual website format perfect and we'll go go from there excellent and you know while you're still here I don't know how quickly you have to go but everybody has seen list of 11 goals and I'm not going to take time to read them off here we we want to go through and assign people to them we're going to do in a minute but since everybody's seen it I I would like to vote on whether to make that our our goals for this year vote as a commission it doesn't mean we can't add some more later it doesn't mean that we can't revise some of them later but I'd like to get an agreement on we you know for a couple months I've asked if any anybody else had other things and we haven't really had any more necessarily any revised ones so I'd like to and I will publish these in a minute so it'll be out there in the public as well and we we published them in our agenda so there are written in the agenda as well but I'd like to move that I'd like to make a motion that we make these official goals for this this year to credit by the end of theal year second okay all in favor say [Music] I that was unanimous so that would be an okay now what I'd like to do is go through and finish we started last time assigning people to each of the goals print out the list of goals here you're [Music] donees there okay and we'll try to go through the these assignments pretty quickly but uh populating all the tabs of the EDC website yes I think we have to limit it to if we're gonna if we're going to meet outside of this commission the idea is this would be something you could work on outside of this meeting and then report back to the meeting so we can't go over a qu so I'm saying three or four reason I ask number one I've done some work and I've see done some work of what I do and will Mark the pro somewhat asn't same soing one people with lied yeah we could we could add one more I know that Jean has in I'll I'll add yeah this all the same between people the same time right and and there are a couple different audiences and clearly directed to different audience certain rundes bu res right I think we we have to say well are we going to distinctly separate new businesses from existing business resarch and that's what on the vacancies is is maybe overlaps most of do businesses but those are things we can work out when we get together because what I picture is we will have working sessions outside of this meeting where we take input like from Mark and what Jean will have and we'll put it together and make sure it all fits well and is translated into into the word which you been some so I think I'm fine with sticking with three there I don't necessarily want to make these these I think three is a good number because then everybody's on you know maybe three committees and it's not too much to get done in you know the next nine months so we'll keep it with that then the second goal I have is about increasing the EDC website traffic um and you know that will be that had ties into several other goals if we do for example this map which will come through later out as a sure we do the signs that helps increase website but the idea here is to have a group that at least studies the web metrics and thinks about other ways we could enhance it we may even put more search capability on it we may enhance our directory things that that could build the search and and also distributing some of the signs that going to create to businesses if we can get businesses to put up a sign with a QR code that goes in the directory that'll add to the website traffic and it will benefit the business people have a resource where they can easily tie into their the restaurant the menu and the hours kind of thing they might want to check back multiple times in bu business so I I had Stephen since you're doing website stuff I think you volunteered do that like I will share I'll I'll I'll share the tracking both yeah you can go up and it takes only a second for me to check the latest I just go in and spam the date range there's a thousand other metrics you can look at you can look at we can track how many clicks are in each business any guess on the proper business for [Music] C well it's not really a business but I don't think that's in the director but among the businesses in the directory well restaurants top categ what's the biggest rest no it's Fusion burn and maybe because they put it on their Facebook page or something I don't know but they're they got it up PR quick uh all right and it could be just the two of us that that's probably fine for here because we're not initiating a lot of we're just checking it and kind of coordinating coordinating other ideas brainstorming what else could we do okay new business review process we've already had Gan Mar and I on that and we we did actually did a case study of Dollar General Mark okay I could back up we we developed the a new business process we used Dollar Generals P study I sat down separately with Bill and we talked about his concerns with it and on Monday I sat down with done G and shared it with him because I I had shared study and everything with the and and what what John said which I expected this Dollar in arbitration time in on on this kind of evaluation they' made a decision anyway but it was good to do that exercise refine elements in the and what John's comment to is he led the process ready to go and Define through a little more objectively make it 100% objetive be judgment [Music] involved but what we did is and we need a copy of this if you see new business template here this is what we're stripping out the Dollar General Cas study this is the essence of what we came up with to do and there are three sections how does it how does this business impact their Mastery plan and I should say when we're evaluating businesses these are are businesses with a potential significant impact on the time I would say mostly Green Field development type businesses you know I mean it's not infil not you know theuse of a facility but a brand new facility we want to be able to Value we want to give this is the analogy I gave to John if you you've heard of the Amicus cury brief you do it's friended it's submitted by someone who's not a party the dispute the the issue in court but they come in and present useful expertise useful evaluation addal taxs addal perspectives and the judges to under discretion the r with regard there's no obligation to and that's what I see this in goes to the planning board that's mate audience it's there for their information but they're not obligated to use it and I even put on a disclaimer on those and only represents the the opinion views whatever like development commission is the state it's not town or any other information and that's just so that it doesn't get p and legally ch so these would you know there may only be a couple of these in a year at all not something that this become a we have no concern about small business committing been those major but a new business that impacts toic master plan Direction need direction we should be able to R I think that's one of the things Economic Development should be they should speak up give at least a majority evaluation in these things how does it impact the med how does it impact the general business and how does it impact revenues and expensive Revenue Prim ta expenses impact on on DPW [Music] Services what I Next Step [Music] sful because they and I don't want to do this without their so I'm just looking for an agreement that this is something the majority of us would we think would be useful go get the next chapter I think for [Music] think like I'm still uncom [Music] proverb says walk through the Cil saf be one of the be and it's it's simple and fr and you know we bring up things we bring up background material information they have limited time TR go times you can't come up with everything I think here's some things you can it's really better F I think the value desert for us to present something in Reon the rating skill and John God like the raing SK is because it it made it Qui to understand what we were saying if you have a whole bunch of words sometimes can't comprehend exactly where he com down saying this I wouldn't rate it one to 10 because that's really hard to right but very strong or modern negative strong modern [Music] to to present it as written here to present it to this SE as a template for our input on this decision [Music] [Music] it as okay what's paper proba Des [Music] [Music] [Music] [Music] yeah so that's your primary concern yeah the third party that's even with disciplin I think step in the right direction although that's that would if I do disclaimer if we're going to give our opinion I think it's wise to present the St and to risk was the main kind of issue on the other side of our main concern other than obviously having a need I would say pres Council they have the okay submitted if they don't advise it you can submit it with the [Music] inut right that's what I'm looking for is some kind of vehicle if we have visions to one of my frustrations from the outside with well what is the opinion of Economic Development are they did they even nobody knew where this curana came from maybe Economic Development were the ones that recruited it why don't they speak up on promote the recreation in f one is through signs that that we would cover out of our funds durable signs would be onetime expense the other would be printing up things that are going to be covered by the the [Music] business and that one the bills volunteered for both but on the printing and distributing one Jack we do help with that because we're going to have to collect RS from businesses to pay for [Music] those continue and I do have quotes that I will send out we'll try to go into those now I have quotes on both the signs and the maps you I think we're doable but what we do is we separately and come up very very specific propos enol the STA first the initial plan and designing the setting up your accounts where we could take money from businesses and put it into this account we produce a mockup that we can use to take it to the businesses and and promote that the initial just to give you an idea of what it what the finances might look like because I'm thinking of $100 for the year beyond the which is Reas they get a listing if they want to go the step above and actually that the listing is May the back the ads would be on the front surrounding them you might charge uh 3 inter for the ad plus and we would we might present that as being a member of the S business AG maybe we would present the whole participation of being an associate Cy Business Association is producing this map you can become a member of that Association get listed on the map for you know $100 for regular membership just $300 for an ad and maybe we come up with other benefits if we got 15 people at the $300 level 45 people at the 100 $100 level that would be enough to cover to cost the CRI distribution and with 30 restaurants and three golf courses and I we've got a whole bunch of guest approprate on the I think we could get enough people at that moment and then we do the final design print and then we be p and it's all beautiful and the time frame is I'd like to be ready to start and have the rough Mo mock up in the plan to start selling the businesses in January and then with the idea by before maybe February you'd be ready to go to the final and have all the the list and go to the final design and then takes about three weeks from design to print have printed copies and then distribution would we deliver to I know a couple distribution companies that could deliver to the hotels and Sh fing places and maybe do either 10 or 15,000 many businesses we get par as and and would be a physical thing and accomplishment we'd have it out there reaching an audience an audience that is looking for things to do okay so got that pilled out then beginning to arrange meetings with groups of business owners bill on there I would see associated with this Business Association the map we we'd have certainly the people that joined there to get together we'd have you know open fors to invite them for discussions and bring up other ideas that they might want to do here as part of the meeting depends on how many people we yeah we would have it it wouldn't be part of a regular meeting you know separ separate that but I'm sure we could rrange maybe the land use
